A letter to my neighbors,
My name is Mr. Peyton and I am writing to tell you the Realtor® I selected to sell my home and just got me an offer $25,000 higher then my neighbor immediately next to me! Yes, that is twenty-five with three zeros after it! To say I am speechless would be an understatement.
Initially I contacted Steve Bradley over a year ago to find out the approximate value of my home and he replied quickly and professionally. Then he stayed in contact with me along the way. The best part is he was not overwhelming or pushy about it. He would just supply me with updates on my homes value or suggestions on getting it ready for sale when the time did come. It was a very pleasant experience. Even with that I felt I needed to interview at least three Realtors® before deciding and of course Steve was on the list. In fact I contacted him on a Wednesday afternoon and asked if he could come the next morning at 9:00 am and he did along with one of his team members.
Steve arrived at my home politely introduced himself, his team member in attendance and walked through my home while we spoke. We then sat at the table and he did not just start telling me what he could do for me and why he was so great. What he did do was asked me what my goals where, what I was concerned about with selling or moving and only after that did we start to discuss what he could do to help me. Sounds so obvious but the approach was new to me. Steve mentioned from the start that until he understood what my goals where and especially my concerns he could not in good conscience tell me what he does that can help me and why. I really respected this approach.
One thing that Steve touched on in his presentation was this; he asked if I understood the relationship to the complete marketing of my home and the amount of money I was going to walk away with. He asked if I understood that if my Realtor® was not financially capable of an all out assault when it came to marketing my home and pricing my home correctly that while I would sell that I could leave thousands of dollars on the table.
With all the homes I’ve sold and Realtors® I’ve worked with none and I mean none has such a huge, complete and seriously overwhelming marketing approach. The time and money he invests in your home and the success of its sale is unparallel. The mailings, the Internet, my personal home web site – amazing virtual tour, high color brochures inside and outside my home, the emails to agents in the area and his huge database of buyers, investors, Realtors® and more.
