If you are selling your home, one of the first steps you need to figure out is you need to figure out what the current value of your home is. Most sellers want to know how much they are going to put in their pocket, whether they are buying another home, or they just want to see what their profit or equity is in the home.
First step is to contact a local realtor. If you live in one county, don’t contact a realtor that’s four counties away. If a friend refers a realtor that is four counties away, no matter how wonderful they are, they are never going to know your local market the way they should. A Realtor can pull information from the MLS, but if they are not working transactions locally, they don’t know what the buyers are doing. Also they don’t know what the buyers are asking for related to concessions and inspections. They would do a horrible job as a Realtor valuing that home for a seller.
On some homes on unique properties, maybe they are situation in an area where most properties don’t have land, but your property does? Sometimes is better to actually hire and appraiser to come in, value your home, and you can actually use that as a bargaining point to buyers. Having the appraisal in hand you can say ‘our house is worth this, we have an appraisal, we would be happy to share it with you’. That builds a lot of confidence in a buyer, especially when the appraisal is an amount you like. If the appraisal is too low, of course you probably don’t want to share that.
